This bond is designed to protect homeowners against sketchy contractors by giving them at least enough money to cover most construction costs \u2013 although it\u2019s often not enough.<\/p>\n<p>Thanks to <a href=\"https:\/\/leginfo.legislature.ca.gov\/faces\/billNavClient.xhtml?bill_id=202120220SB607\" target=\"_blank\" rel=\"noopener\">Senate Bill 607<\/a>, as of January 1, 2023, the CSLB increased the principal bond limits for contractors from $12,500 or $15,000 to $25,000\u200b\u200b\u200b\u200b for all contractors.<\/p>\n<p><strong>A Word About Insurance<\/strong><\/p>\n<p>It\u2019s important to note that the CSLB requires additional types of protective measures in the form of insurance.<\/p>\n<p>Insurance operates differently from bonds \u2013 covering the amount without needing repayment from the contractor \u2013 but offers the same guarantee of payment in the case of an issue.<\/p>\n<p>The CSLB requires one type of insurance in order to receive or renew your license: <a href=\"https:\/\/www.cslb.ca.gov\/OnlineServices\/WebApplication\/InteractivePDFs\/WorkersCompensation.aspx\" target=\"_blank\" rel=\"noopener\">Workers\u2019 Compensation insurance<\/a>. There are exceptions to this rule, but it\u2019s de facto necessary.<\/p>\n<h3>The Main Types of CSLB Bonds<\/h3>\n<ul>\n<li><strong>Contractor\u2019s Bond:<\/strong> As we\u2019ve covered, this is the main and most important bond required by the CSLB. Every contractor must have a contractor\u2019s bond to receive their CSLB license. It must be written by a <a href=\"https:\/\/www.cslb.ca.gov\/contractors\/maintain_license\/bond_information\/bond_requirements.aspx#\" target=\"_blank\" rel=\"noopener\">surety company endorsed by the CSLB<\/a> and must be in the amount of $25,000\u200b.<\/li>\n<li><strong>Bond of Qualifying Individual:<\/strong> Required if your license is qualified by a Responsible Managing Employee or Officer who doesn\u2019t own at least 10% of the corporation\u2019s voting stock. This bond also has a $25,000 limit.<\/li>\n<li><strong>Disciplinary Bond:<\/strong> Necessary if a contractor\u2019s license has been revoked due to violations. It is an additional bond with a $25,000 limit and must remain in effect for at least two years.<\/li>\n<li><strong>Workers\u2019 Comp:<\/strong> For contractors operating as LLCs, a unique $100,000 LLC Employee\/Worker Bond is required, providing extra protection for employees and workers.<\/li>\n<li><strong>Liability Insurance:<\/strong> For LLCs with five or fewer employees, <a href=\"https:\/\/www.cslb.ca.gov\/Resources\/GuidesAndPublications\/GetLicensedToBuild.pdf\" target=\"_blank\" rel=\"noopener\">you need to have liability insurance in the amount of $1,000,000.<\/a><\/li>\n<\/ul>\n<h3>Can You Get A Bond With Bad Credit?<\/h3>\n<p>Having bad credit can make obtaining a bond more challenging but not impossible \u2013 it\u2019s not like buying a house or other situation where you are raked over the coals and cooked until crispy.<\/p>\n<p>On the contrary, the construction industry is filled with competent, good people who have bad credit.
